The Facilities Maintenance Manager is responsible for planning, coordinating, and directing the preventive, predictive, and corrective maintenance programs for all facility related assets. The work in this position is complex and involves significant accountability and decision making responsibilities. This position requires a practical working knowledge of intermediate to complex mechanical, electrical, plumbing, systems that support medical device manufacturing environments, data centers, labs and various regulated spaces. 

A Day in the Life

Responsibilities may include the following and other duties may be assigned.

·       Direct and supervise the maintenance team for multiple facilities, to include hiring, training, scheduling, developmental coaching, objective setting, performance management, salary administration, and annual reviews

·       Monitor the operations of plant equipment and systems to minimize unplanned downtime

·       Tracks, analyzes, identifies and improves key maintenance parameters such as work order completion rates, time utilization and asset cost data

·       Manage the maintenance expense budget – quarter & annual planning

·       Collaborate with Production/Quality/Engineering teams to maximize system reliability and minimize risk(s)

·       Demonstrates full accountability of the facility maintenance function through the timely and effective use and management of programs such as:

o   CMMS

o   BAS

o   Health & Safety

·       Develop and comply with Quality Management System policies and procedures as they relate to Facility Maintenance

·       Serve as the subject matter expert for the Facility Maintenance function to internal and external auditors

·       Create statements of work for required supplier services

·       Prioritize competing demands and provide quick guidance & decision-making authority

·       Provide facility support during various project and facility emergencies which occur 24x7

·       Effectively communicate with staff, colleagues, & customers at all levels of the organization

Must Have: Minimum Requirements
  • Bachelor’s Degree
  • 5+ years of supervising building maintenance teams with a bachelor’s degree; or, 3+ years with an advanced degree
Nice to Have
  • Building systems, HVAC, electrical, structural and building envelope
  • Software applications including Microsoft Office, CMMS, BAS
  • Experience working in regulated environments
  • Data center experience
  • Ability to prioritize competing demands
  • Availability after normal working hours
  • Ability to effectively communicate at all levels of the organization
  • Ability to read and understand Arch/Mechanical/Elec drawings/schematics
